The Arts Factory Society and the GNW (Great Northern Way) Scene Shop are located in a prewar era manufacturing building at 281 Industrial Ave, Vancouver. Terris & Company General Contractors (TerrisCo), were awarded the contract for all Tenant Improvement work to the building and completed the project in 2016. The scope of work included in the TI was extensive, and included demolition, concrete foundation and slab work, structural and seismic upgrades with a redesigned floor plan to accommodate the inclusion of artist studios, industrial shops and a shared Co-working space at the second level. Wheelchair accessible washrooms and building entrances were added with the addition of an elevator between floors. Further retrofit, replacement, and upgrades to the plumbing, electrical, mechanical and HVAC systems were enacted along with the fit out and finish of the multi-unit Coworking space. TerrisCo worked collaboratively with our clients and the tenants who worked in the building throughout the renovation process. This project was completed on schedule and within the allotted budget.
