825 Studios is a 2,220 m² seven-storey passive tower located at 825 Pacific St. in downtown Vancouver. Owned by the city and operated by 221A under a 60-year lease, it underwent a Tenant Improvement/Retrofit led by Human Studio Architecture and Urban Design Ltd. and completed by Terris & Company. The project, which finished ahead of schedule and under budget, transformed the building into artist work and gallery space, featuring 24 units of non-market workspaces for low-intensity material production and nonprofit administrative spaces. Terris & Company handled all aspects of the tenant improvement, including demolition, retrofitting and relocation of base building components, as well as significant rework on HVAC, fire suppression, plumbing, and electrical systems.
